A comprehensive, 9-step framework outlining the integration between the General Contractor's demolition/buildout and Sani-Effect's advanced structural cleaning, coating, and continuous IAQ management.
Executed in coordination with primary construction activities.
The General Contractor (GC) will remove the ceiling beneath the air ducts to allow for a full ductwork replacement.
Contingent upon the GC's complete removal of old materials, Sani-Effect will perform HEPA vacuuming of the exposed interior structural areas.
Sanitization & Sealing: Following particulate removal, we will apply an EPA-registered antibacterial treatment (e.g., Vital Oxide). Finally, a specialized mold-resistant coating (such as IAQ 8000) will be applied to the targeted structural surfaces.
The GC is responsible for the demolition and removal of interior/exterior drywall and existing insulation.
Prior to the GC installing new insulation and drywall, Sani-Effect will HEPA vacuum the exposed structural framing. We will then apply our antibacterial treatment and a mold-prevention coating. This process is designed to treat and protect the structural elements of the property prior to enclosure.
The GC will install new fiberglass air ducts.
Because fiberglass materials are inherently porous and susceptible to moisture retention, Sani-Effect strongly recommends applying our mold-resistant coating to the interior of these ducts prior to final installation by the GC.
Client acknowledges that failure to apply this coating may leave porous ductwork vulnerable to future microbial growth.
Prior to drywall installation, Sani-Effect recommends a comprehensive indoor air treatment using advanced oxidizing agents. This step is designed to significantly reduce airborne particulates and microbial presence before the final build-out phase.
GC Integration Advisory
Ventilation: Sani-Effect strongly advises the Client to require the GC to install industry-standard exhaust fans in all bathrooms.
Dehumidification: We recommend the installation of a Sani ON-WALL DEHUMIDIFIER to assist in maintaining indoor relative humidity within standard mold-preventing parameters.
Sani-Effect assumes no liability for the installation, wiring, or structural integration performed by the GC.
Sani-Effect will supply the Sani AIR DUCT GUARD. The GC is solely responsible for installing this unit directly into the HVAC plenums.
This unit utilizes ActivePure Technology, designed to aid in the continuous reduction of airborne and surface contaminants.
Sani-Effect is not liable for improper installation or HVAC system compatibility issues arising from the GC's scope of work.
Upon written confirmation of the completion of all construction activities by the GC, Sani-Effect will perform a final Hygienic Home Cleaning and treatment. This process aims to substantially reduce residual construction dust and promote a high-quality indoor air environment.
Sani-Effect will supply two (2) portable GUARDIAN AIR HEPA filtration and active purification systems for the continuous treatment of the specified indoor environment.
Upon successful completion of the Sani-Effect scope of work, we will provide an official certificate stating:
"Property surfaces and air systems have been treated by Sani-Effect Environmental, incorporating ActivePure Technology for advanced indoor air quality management."
Advanced coatings actively resist future fungal growth on treated surfaces, offering superior long-term protection compared to standard topical cleaning agents. All products utilized are EPA-registered where applicable. This protocol is designed to improve and protect the physical building materials; it does not constitute medical advice or a diagnosis of health conditions.
Early detection and professional remediation can prevent serious health complications and protect your property value.
