CLINICAL PRECISION CERTIFIED STRUCTURAL REMEDIATION

Advanced Structural
Mold Remediation

Restoring the Integrity of Your Home. We perform surgical, IICRC S520-compliant remediation to safely extract the threat and fortify your home against toxic contamination.

The Threat Analysis

The Silent Destroyer

What happens behind closed walls.

DANGER POINT
What you see is only the tip of the iceberg. Colonies thrive behind the drywall.

The "Iceberg" Effect in Structures

Many homeowners try to "wipe away" mold when they see a dark spot on the wall or baseboard. Unfortunately, visible mold is rarely the whole story. It's typically the tip of the iceberg, signaling a massive fungal colony thriving behind the drywall, eating away at the wooden studs, and releasing billions of toxic spores into your living space.

The Danger of Bleach & Encapsulants

Applying bleach to drywall or wood is a critical mistake. Bleach consists mostly of water. While the chemical component burns the surface layer of the mold (removing the color), the water content penetrates the porous material, actually "watering" the mold's roots and causing it to grow back aggressively.

Protocol

Our rigorous 5-Phase process

We follow the stringent Institute of Inspection, Cleaning and Restoration Certification (IICRC) S520 guidelines.

Containment Phase - Sani Effect Florida
Phase 1

Containment & Negative Pressure

Before touching the mold, we build heavily sealed physical barriers. We then deploy commercial HEPA Air Scrubbers exhausted to the outside, creating negative air pressure to prevent cross contamination.

Demolition Phase - Sani Effect Florida
Phase 2

Controlled Demolition

Our licensed technicians surgically remove the unsalvageable porous materials—such as contaminated drywall, baseboards, and soaked insulation. The debris is carefully double-bagged inside the containment zone.

Micro-Cleaning Phase - Sani Effect Florida
Phase 3

HEPA Micro-Cleaning

With the wooden studs and concrete block exposed, we perform aggressive HEPA sandwiching (Vacuum-Wipe-Vacuum). We use specialized mold-removal tools to physically scrub the fungus off the structural lumber.

Application Phase - Sani Effect Florida
Phase 4

S.M.R.S Application

Once physically clean, the entire structure is bathed in our hospital-grade Sani-Antimicrobial solution (S.M.R.S). This biodegradable, EPA-registered biocide penetrates the wood grains to eradicate any remaining microscopic roots.

Encapsulation Phase - Sani Effect Florida
Phase 5

Sani-Coat Encapsulation

The final step for long-term health. We apply Sani-Coat to the clean studs and concrete. This forms a permanent, breathable, anti-microbial barrier that actively repels moisture and protects against future mold rooting.

Sani Air Continuous Decontamination System

Protect your recently remediated property and your family's health with our active indoor air quality protocol.

Sani AIR GUARDIAN
& Living Spaces

Prevent mold from returning to your structural materials.

Once we have successfully decontaminated your walls and structure, maintaining a healthy ambient environment is critical to prevent re-contamination. Mold spores are constantly introduced into your home through open doors, windows, and HVAC cycling.

As the ultimate complement to our service, we install our Sani AIR GUARDIAN powered by ActivePure® Technology. It is engineered to actively neutralize and mitigate airborne and surface contaminants—including mold spores, mildew, and volatile organic compounds (VOCs/mVOCs)—within your living spaces, effectively purifying the air 24/7.

Common Questions

The Unfiltered Truth About Structural Mold Removal

Everything you need to know about our structural remediation process.

Sani Effect Team

Not necessarily all of them. We practice surgical, controlled demolition. We only remove the unsalvageable porous materials, like heavily contaminated drywall or baseboards, while preserving the structural framing which we then clean and encapsulate.

Yes. The dark, often damp space behind kitchen cabinets or under sinks is a prime location for Stachybotrys (toxic black mold) to thrive unnoticed. Plumbing leaks are the most common trigger for structural mold in kitchens and bathrooms.

Painting over active mold is a severe building science violation. The mold will continue to eat the drywall or wood underneath the paint, compromising the structural integrity of your home and eventually bleeding through the new paint layer.

Depending on the scope of work, most residential structural mold remediation projects take between 3 to 7 days. This includes setup of negative pressure containment, demolition, HEPA micro-cleaning, antimicrobial application, and Sani-Coat encapsulation.

"We had a pipe burst inside our walls and mold started showing through the paint. SaniEffect came in, set up containment, and surgically removed only what was necessary. Very professional process."

MW
Mark W.
Wellington, FL

"Their 5-phase protocol is exactly what I was looking for. I am highly allergic to mold and they made sure everything was contained under negative pressure. I highly recommend Sani Effect."

SR
Sarah R.
Jupiter, FL

"Finding mold behind our kitchen cabinets was terrifying. SaniEffect explained every step of the remediation. Knowing they used Sani-Coat on the studs gives me total peace of mind that it won't come back."
